How to Prepare for the Upcoming Season

A checklist for preparing your apartment or villa for the upcoming tourist season — from technical inspection to refreshing equipment.

The season arrives faster than it seems. And every year there is a difference between owners who have prepared and those who have not.

Preparation in 6 Steps:

1. Technical inspection. Check all appliances — air conditioning, water heater, washing machine, refrigerator. A breakdown in the middle of the season costs more than preventive servicing in February.

2. Refreshing the interior. A full renovation is not needed every year, but small items wear out. New pillows, fresh towels, functional kitchen equipment — guests notice these things.

3. Photographs. If you last photographed your apartment more than 3 years ago, it is worth doing again. Better visuals = more bookings = higher revenue.

4. Updating descriptions and prices. The market changes. Compare competitor prices and adjust your strategy for the new season.

5. Communication with guests. Set up automated responses, check all integrations with booking platforms, and test the check-in procedure.

6. A plan for emergencies. Who comes if the air conditioning breaks down on Saturday at midnight? Have a reliable handyman and a phone number that works around the clock.

The most successful owners do not wait for the season — they are ready for it. And it is precisely in that difference where the gap between 60% and 80% occupancy lies.
