Irundo charges a commission of between 20% and 30% of rental revenue, depending on the location, type, and standard of your property. The exact percentage is agreed individually — there are no hidden costs or start-up fees.
Irundo organises professional cleaning between every guest stay and provides bed linen and towels. The cleaning fee is charged to the guest as a separate item — the property owner does not bear this cost.
Guests pay through the booking platforms (Airbnb, Booking.com, etc.). Irundo collects the revenue and pays the owner once a month — with detailed financial statements covering every booking.
Yes. You retain full ownership and usage rights. Simply block your preferred dates in the calendar — those dates become unavailable for bookings. We recommend planning ahead to avoid conflicts with already-confirmed reservations.
After listing preparation and publication, the first bookings typically arrive within 7 days. On new profiles, we aggressively optimise pricing and visibility to build reviews and guest confidence as quickly as possible.
Your property is published on 10+ platforms: Booking.com, Airbnb, Expedia, VRBO, Google Travel, and specialist channels for Croatia and the wider region. All calendars are synchronised — there is no risk of double bookings.
No long-term contracts are required. The partnership is flexible — you can end it with 30 days' written notice. We believe you will stay because of the results, not because of paperwork.
We collect a damage deposit from every guest and coordinate the resolution of any damage. Each platform has its own owner protection policy (such as AirCover on Airbnb) — we manage all of these processes on your behalf.
Yes. Every owner receives access to an owner portal where you can track all bookings, revenue, guest ratings, and financial reports in real time — 24/7, from any device.
We manage all property types — studio apartments, one and two-bedroom apartments, family holiday homes, villas with pools, and luxury villas. We have a dedicated Irundo Premium programme for high-end properties.
We actively seek bookings outside of the summer peak — targeting business travellers, city-break visitors, winter guests, and special events (festivals, sporting events). Many of our owners generate solid income throughout the entire year.
No. Many of our owners live outside Croatia — in Austria, Germany, the UK, Slovenia, and beyond. Irundo takes over all operational tasks on the ground, from check-in to maintenance, without any need for your physical presence.
Typically 7 to 14 days. After contract signing and property preparation (key box installation, linen, photographs), the listing is ready to publish. First bookings usually arrive within the first week.
Yes — fully. Irundo handles guest registration and check-out in the Croatian eVisitor system, tourist tax calculation and remittance, and all other administrative obligations under Croatian law. You do not need to do anything.
If for any reason you are not satisfied, you can end the partnership with 30 days' written notice — no penalties, no complications. Our goal is a long-term partnership built on real results and mutual trust.
Yes. Irundo has local teams operating across the entire Croatian coast and on the islands. We cover Dalmatia (Split, Dubrovnik, Šibenik, Zadar, Makarska), the Dalmatian islands (Hvar, Brač, Korčula), Istria (Poreč, Rovinj), Kvarner (Opatija), and the capital Zagreb. If your property is in a location not listed, contact us — we likely cover it.
We use a professional channel manager that connects your property to all booking platforms simultaneously. All calendars, pricing, and availability are synchronised in real time — eliminating the risk of double bookings and ensuring optimal visibility. When a booking is made on any platform, all other platforms are updated instantly and automatically.
